Private Roads & Estate Surfacing
For residents' associations, schools, hotels and country houses — surfacing phased around the people who use it, so access stays open while the work gets done.
About Private Roads & Estate Surfacing
Private roads sit in an awkward spot: they carry real traffic, day in and day out, but no council will maintain them. That leaves residents' associations, schools, hotels and country estates to look after their own roads — often ones that have been quietly deteriorating for years because nobody could agree on when, or who pays, and a patch here and there never got ahead of it.
We surface and resurface private roads and estate networks with that reality built in. The work is phased around the people who use the road, so access stays open through the job — residents still get home, deliveries still arrive, the school run still runs. And we provide the written specifications and programmes that managing agents and committees need to put the work to owners and get a decision made.
Whether it's a single failing stretch of estate road, a hotel approach that lets the place down before a guest reaches the door, or a whole network to bring back up to standard over a season, we scope it to the road's actual condition and the budget available — full rebuild where it's needed, resurfacing where it isn't, and a maintenance plan to stop it slipping back.
Best for
- Residents' associations and management companies with roads to maintain
- Schools, hotels and country houses with private approaches and networks
- Estates needing the work phased and documented for owner approval
What’s included
- A condition survey of the road or network, with a written report
- Specifications and programmes suitable for owners and committees
- Work phased to keep access open for residents and deliveries
- Full rebuild where the base has failed, resurfacing where it's sound
- Drainage, gullies and ironwork brought up to the finished level
- Traffic management arranged where the road stays live
- A maintenance plan to protect the investment going forward
How the job runs
- Survey and reportWe survey the road or network and set out its condition in writing — what's failing, what's sound, and what each option costs — in a form a committee or managing agent can put to owners.
- ProgrammeWe plan the works in phases so the road stays usable throughout, with a schedule residents and site managers can see. Where a section can close briefly, we use that to speed things up.
- Build and surfaceFailed sections are rebuilt and sound ones resurfaced, with drainage and ironwork set to the finished level. Each phase is completed and reopened before the next begins.
- MaintainWe leave you with a maintenance plan — surface dressing, drainage clearance, defect rounds — so the road doesn't slide back into the state that prompted the work in the first place.
Materials & spec
What we build with
- Sub-base — Type 1 or Type 3 base, depth set for the traffic — rebuilt on failed sections, retained where sound
- Binder & surface — Macadam binder and surface courses matched to the road's traffic and setting
- Drainage — Gullies, channels and set falls to move water off the road — the difference between a lasting surface and a failing one
- Ironwork — Covers, gullies and frames lifted and reset to the finished level across the network
- Maintenance — A planned regime — surface dressing and defect rounds — to protect the spend over the years that follow
Things worth knowing
Getting a decision made
On a private estate the hard part is often not the surfacing — it's getting owners to agree to fund it. Roads decline slowly, everyone can see it, and yet a shared cost with no single owner in charge tends to drift. What breaks the deadlock is a clear, written picture: the condition, the options, the cost of acting now versus the cost of waiting, in a form the committee can circulate.
We provide exactly that. A survey and specification that a managing agent or residents' committee can put to owners, with phased options so the work can be spread over budgets or seasons rather than landing as one intimidating number. It's a good deal of what makes private-road work happen at all, so we treat it as part of the job.
FAQ
Private Roads — common questions
Our road is shared between several owners — can you help us plan it?
Yes, and it's a big part of what we do. We survey the road, set out the condition and the options in writing, and provide a specification and phased programme a residents' association or managing agent can put to owners. It's designed to help a group reach a decision, not just to quote a job.
Will residents still be able to get in and out?
Yes — we phase the works so access stays open throughout. Residents get home, deliveries arrive, and where a section has to close briefly we schedule it and give notice. Keeping a live road usable is standard for us, not an extra.
Can the work be spread over more than one budget year?
Often, yes. Where a network is large or funds are raised over time, we can phase the works across seasons or budget years, prioritising the worst sections first, so the road improves steadily rather than waiting for one big spend that never gets agreed.
Do you work with managing agents and facilities teams?
Regularly. We're used to providing the documentation, programmes and records that agents and facilities teams need to demonstrate value and manage a road on an owner's behalf, and to working to a specification and budget rather than an open brief.
What about ongoing maintenance?
We leave you with a maintenance plan — surface dressing at the right point in the road's life, drainage clearance and periodic defect rounds — so a road that's been brought back up to standard stays there, rather than being left to decline until it needs the whole job again.
